Rescreen, replace, or just clean?
Three different jobs get called "screen repair", and they cost very different amounts. Our team will tell you which one your screens actually need — the cheapest honest answer is usually the right one.
- Cleaning. The mesh is intact, the frame is straight, and the screen is simply dirty. This is an add-on to a window cleaning visit, not a repair, and it is what most screens need.
- Rescreening. The frame is sound but the mesh is torn, stretched or brittle. We keep your frame and put new mesh in it, which is why a rescreen costs less than a replacement.
- Full replacement. The frame itself is bent, split at a corner, or gone entirely. Then it is a new frame and new mesh together.
Why screens fail in Utah
- Sun. Ultraviolet light makes mesh brittle over years. A screen that tears when you press it has not been damaged — it has aged out, and that is why a whole elevation often goes at once.
- Wind. A screen that is not seated properly gets caught, and a bent corner is what usually follows.
- Grit in the track. Screens have to slide in and out. A channel packed with sand and seed fights them every time, which bends frames over the years — one reason window track detailing is worth doing while the screens are out anyway.
- Pets. Claws go through standard mesh easily. Where that is the problem, pet-resistant mesh is available on request and is considerably tougher.
How the work goes
Screens come out, get measured, and the new mesh is cut and splined into the frame under even tension. Tension is the part that separates a screen that sits flat for years from one that ripples within a season — mesh pulled unevenly shows it immediately and gets worse as it relaxes.
While the screens are out, the glass behind them is the easiest it will ever be to clean, which is why most screen work happens on the same visit as an exterior window clean. Screens go back in seated and sliding properly, not just pushed into the opening.

What is the difference between bug mesh and sun screen?
Bug mesh is the standard insect screen most homes have — it keeps insects out and is close to invisible from inside. Sun screen is a denser weave that blocks a share of the heat and glare before it reaches the glass, which is why it is usually put on west and south-facing windows. Sun screen is darker to look through, so most homeowners use it where the afternoon sun is a problem rather than on the whole house.
My screen is fine but filthy. Do I need a rescreen?
Almost certainly not. If the mesh is intact and the frame is straight, cleaning it is the answer and it costs a fraction of a rescreen. Our team will tell you which one you actually need rather than quoting the bigger job by default.
How long does a rescreen take?
Standard sizes are usually quick, because the frame is yours and only the mesh is new. Unusual sizes have to be built, which takes longer. Send a photo with your quote request and our office can usually price it the same day and tell you the realistic turnaround.
Do I have to be home?
Not for exterior work. Screens do have to come out to be worked on, so we will agree how we get to them — most homeowners leave them accessible or let us take them from the outside.
