Window cleaning in Kearns, Utah
Mid-century streets, full-grown trees, and sprinklers aimed at the house.
Kearns is a settled, mid-century community, and the housing stock reflects it — single-story and split-level homes on streets that were laid out long enough ago for the trees to have grown all the way up.
That maturity is what makes the glass here predictable. Our team sees the same two things on Kearns windows over and over: organic film from the canopy above, and hard mineral spotting along the bottom row where the sprinklers reach.
Why Kearns windows get dirty
- Full-grown trees. Decades of growth means real pollen in the spring and sap through the summer, both of which land on glass and set.
- Sprinklers hit the lower windows. On a single-story home most of the glass sits at spray height, which is why the bottom row is almost always in worse shape than anything above it.
- Mineral-heavy water. Utah water leaves white spotting wherever it dries on glass, and the summer sun dries it in minutes.

Frequently asked questions
Why are our bottom windows so much worse than the top ones?
Sprinklers. The lower row is at spray height, so it takes mineral-heavy water repeatedly while the upper glass only sees weather. It is the single most common pattern we see on Kearns homes.
Will you tell us which sprinkler heads are the problem?
Yes. Our team notices it while cleaning, and adjusting those heads does more for your glass long-term than booking us more often would.
Do you clean screens and tracks too?
Both are available as add-ons on the same visit. On an older home they are usually worth doing — a clean window in a dirty track still looks unfinished.
